What does it cost to sell with Flatwater?
Our commission is competitive with the market — we discuss it at the listing appointment and put it in writing before you sign anything. What’s different is what you get for it: full professional media, paid placement, in-house mortgage and title coordination, and an agent who answers when the offer comes in at 9pm.
Should I make repairs before listing?
Not all of them. Before the shoot we walk the house with you and separate the work that changes the price from the work that just costs you money. Deferred maintenance a buyer’s inspector is going to find is usually worth handling. Cosmetic updates done on the theory that you’ll get the money back rarely are. You’ll leave that walkthrough with a room-by-room list and a clear sense of what to skip.
How long will my home take to sell?
Price and condition decide this far more than the season does. A home priced to the comps, photographed properly and marketed from day one moves quickly in this market. One priced above what the data supports sits — and the longer it sits, the more leverage moves to the buyer. At the listing appointment we’ll show you the current days-on-market curve for your zip code, so you’re working from a real number instead of a citywide average.
What if it doesn’t appraise?
This is the reason we price the way we do. If an appraisal does come in low, you have options: dispute it with stronger comparables, have the buyer bring the difference in cash, renegotiate the price, or terminate under the appraisal contingency. We put what each one actually costs you in writing before you decide, so you’re not making that call under pressure with a deadline running.
Can I buy and sell at the same time?
Most of our sellers do. What makes it work is timing and financing: a sale contingency on your purchase, a rent-back so you’re not moving twice, or bridge financing through our in-house mortgage desk if you need to buy before you close. Because mortgage and title coordination sit under the same roof, the two closings get scheduled against each other rather than hoping they line up on their own.
What if I change my mind after listing?
Talk to us first. Most of the time what’s actually wrong is the price, the showing schedule or something in the marketing — all fixable without pulling the listing. If you do need to come off the market, we’ll tell you what that does to your days-on-market history before you make the call. The length of the listing agreement and the terms for ending it are on the table at the appointment, in writing, before you sign.
